The firms, funds and institutions that set the terms in volume home builders — context, not local listings; never scored.
Production or custom, national or local, and how to check a builder's record before you sign.
What each model delivers, what it costs, and who it suits.
D.R. Horton, Lennar, Pulte and others, compared on volume, brand tiers and their opposite approaches to included features.
How the advertised base price grows into the price you pay, through options, upgrades, the design center, lot premiums and incentives.
Cost-plus vs fixed-price, draw schedules, change orders, pre-drywall and final walkthroughs, certificate of occupancy.
The 1-2-10 warranty, punch lists, third-party coverage and how to judge build quality.
Construction loans, draw schedules, cost-per-square-foot, contingency, builder rate buydowns and in-house lenders.
What cost per square foot leaves out, how allowances work, and where budgets usually run over.
Permits, inspections, zoning, energy codes (IECC/IRC), setbacks and impact fees.
Access, utilities, soil and flood risk. Settle these before anyone draws a plan.
Grading, drainage, slab vs pier-and-beam, post-tension slabs, soil tests.
Framing, insulation, air sealing, windows, roofing and the building envelope.
HERS, blower-door tests, passive design, solar, heat pumps, ENERGY STAR and DOE Zero Energy Ready.
HUD-code manufactured homes, modular homes and panelized homes, and how building in a factory differs from building on site.
Metal-building and post-frame homes, a growing choice on rural land.
Accessory dwelling units, tiny-home rules, rental income.
Accessory dwellings and garage conversions, the main way most Texas metros are adding density.
Where most residential construction spending goes.
Solar + storage, water catchment, septic, propane.
Permits, weather, trades and materials, in the order they usually cause delays.
Volume builders make money on more than the house. Options and upgrades, in-house mortgage and title companies, land-light lot options, and tight control of cycle time and sales pace all shape what a buyer is offered.
How the on-site sales process works, from agent-registration rules and the buyer-agreement changes since 2024 to where a builder's incentives have room to move.
Mortgage subsidies such as 2-1 buydowns and permanent forward commitments have replaced sticker-price cuts as the main new-home incentive, and how they are funded explains why builders prefer them.
On rural and Hill Country lots without public sewer, wells, on-site septic systems, percolation tests and rainwater catchment govern whether and how the land can be built on.
Beyond the mortgage, MUD and PID assessments, the second-year tax reset, the homestead exemption and HOA dues set the monthly cost of owning a new Texas home.
HERS scores, ENERGY STAR, DOE Zero Energy Ready, LEED for Homes and the NAHB National Green Building Standard compete as efficiency labels, and the federal 45L credit rewards the higher tiers.
As new homes electrify, rooftop solar, battery storage, heat pumps and heat-pump water heaters, together with net metering and solar-ready wiring, are becoming standard design decisions.
Raw land becomes a finished lot only after entitlement, platting, infrastructure and financing. Finished-lot supply, more than builder capacity, sets the pace of new construction in a market.
separate them on the three things that actually differ - who controls the land, whether the plan comes from a library, and whether the price is a fixed contract or a running cost
a home the builder started without a buyer under contract; explain why that changes what is negotiable and what can still be changed
an inventory home already under construction or finished; note the selections are already made, which is the real trade against a to-be-built
the advertised plan price before options, upgrades and homesite; say plainly that new-home pricing is always plan plus homesite and almost nobody closes at base
an added charge for a more desirable homesite - greenbelt, corner, cul-de-sac or water; explain it is set by the builder per homesite, not by the plan
a large developed community with shared amenities, several builders and phased homesite releases; note that in Central Texas buyers pick the community first and the builder second
a Municipal Utility District financing the community's water and sewer infrastructure, repaid as an extra line on the property tax bill; explain the mechanism and that the rate is set per district - never quote a rate
a Public Improvement District assessment a city or county levies to fund a development's infrastructure; distinguish it from a MUD tax and note it can sometimes be paid off
a MUD is a taxing district with its own rate on the tax bill repaying water and sewer bonds; a PID is an assessment a city or county levies on the lot to fund infrastructure and can often be paid off in a lump sum - explain that a home can carry both, and never quote a rate for either
a production or semi-custom builder putting one of its stock plans on land the buyer already owns; flag that site costs are the buyer's and are not in the plan price
the showroom where finishes and upgrades are selected; be honest that it is a managed profit center and that upgrade pricing there is not the same as retail
one year workmanship, two years systems, ten years structural; note whether the coverage is builder-backed or third-party is the thing to check
answer with the components that differ - incentives and rate buydowns on one side, lot premium, upgrades, MUD or PID assessments and first-year tax reset on the other; do not compare prices
a rating where lower is more efficient and zero is net zero; explain what it predicts about the utility bill and that a builder publishing scores is signalling something
the included-features list is builder and community specific; give the categories buyers get surprised by - flooring extent, fencing, landscaping, blinds, appliances, garage door opener - and tell them to ask for the written included-features sheet
answer with what drives it, not a percentage - structural options priced before framing, finish selections at the design center, and the fact that the model home is fully upgraded; tell them to set an upgrade budget before the first design appointment
